Bonded mineral spotting

Hard-water stain removal on 30A.

White spots that stay after a cleaning are minerals bonded to the glass. Removing them is slow hand work, priced once we've seen them.

Hard-water stains are the white, cloudy spots that stay put after a normal cleaning. They come from water carrying dissolved minerals: sprinkler overspray, a hose, an outdoor shower beside the house, or runoff dripping off a roof edge. When that water dries the minerals stay behind, and after enough wet-dry cycles in the sun they bond to the glass.

On 30A the pattern is easy to read. The worst spotting is usually on one wall or a row of low panes near an irrigation head, or on the glass next to an outdoor rinse station. Salt spray alone mostly leaves a film that rinses off. It's mineral water drying on the same spot over and over that leaves stains a regular cleaning can't touch.

Removing them is slow work done by hand on the affected panes, and how long it takes depends on how heavy the spotting is. That's why it's priced after we've seen the glass. Stains that have sat for years can etch the glass itself. Etching is damage to the surface and can't be cleaned off, and if we see it we'll tell you before starting.

Afterward, regular exterior window cleaning and moving the sprinkler head are what keep new spots from forming.

Common questions

Can all hard-water stains be removed?
Most can be removed or greatly reduced. Glass that's been spotted for years is sometimes etched, and etching can't be cleaned away. We'll tell you which you have before starting.
Can I remove them myself?
Light, fresh spots sometimes come off with diluted white vinegar and patience. Razor blades, steel wool and abrasive cleaners can scratch glass, so stop before you reach for those.
Why isn't this on the quote form with a price?
The work depends on how heavy the spotting is, and that's hard to judge from a description. So it's priced in person.
Why do my windows keep getting spotted?
Something keeps wetting them with mineral-heavy water, usually a sprinkler head aimed too close to the house. Adjusting it is the real fix.
