30A Window Washing

Outside glass, frames, and sills

Exterior window cleaning on 30A.

Outside glass, frames and sills cleaned with a water-fed pole and filtered water, on a schedule that keeps Gulf salt from settling in.

On 30A the outside of the glass collects salt spray off the Gulf, fine sand on the wind, and pollen in spring, and the humidity keeps it all a little sticky. It builds into a haze you mostly notice when the sun is low.

We clean outside glass with a water-fed pole. Filtered water runs up the pole to a brush, the brush scrubs the glass and the frame, and the pane is rinsed with the same water. The minerals have been filtered out of that water, so it dries without spots and there's no soap left on the glass. The pole reaches most second- and third-floor windows from the ground or a deck.

A rinse won't remove spots that have bonded to the glass, like old sprinkler stains. Those are a separate job: hard-water stain removal.

Fresh salt comes off easily. After a summer of heat and storms it hangs on harder, which is why we set window cleaning up on a recurring plan instead of waiting for the view to go cloudy.

What’s included

  • Every exterior pane we can reach

Ground-floor sliders through upper-story glass, cleaned with the pole and filtered water.

  • Frames and sills

Scrubbed and rinsed with the glass, so salt and sand on the edges don't run back down with the next rain.

  • Upper floors

Second- and third-story windows and balcony doors, reached from the ground or a deck. If something is out of reach, we'll tell you at the quote.

  • Spots pointed out

Bonded mineral spots that a cleaning won't lift are shown to you, so you can decide whether to have them treated.

How it works

  1. 01

    Walk the outside

We note bonded spotting and damaged screens and check for any glass the pole can't get to.

  2. 02

    Scrub

The brush works the glass and frame while filtered water flows, loosening salt, sand and pollen.

  3. 03

    Rinse and let it dry

Each pane is rinsed top to bottom with filtered water and left to air-dry.

  4. 04

    Look it over

We check the glass before leaving and redo anything that dried with a mark.

Common questions

How often should exterior windows be cleaned on 30A?
Glass that faces the Gulf usually looks best cleaned every month or two. Homes a few streets back can often go every three months.
Can you reach the upper windows on a tall beach house?
Most of them, from the ground with the pole. A window over a roof section or tucked behind a deep overhang may be out of reach, and we'll tell you which ones at the quote.
Why no soap?
Water with the minerals filtered out picks up salt and dirt on its own and dries clean. Soap would need to be squeegeed off or it leaves a film.
Do I need to be home?
No. The work is outside. Send gate details or your property manager's contact once, and we'll work from those.
Does rain undo a cleaning?
Rain itself rarely spots clean glass. What makes windows look dirty after a storm is wind-blown sand and grime running down from the roof and balconies.
